Tips To Sell Your Home

A beautiful garden can really add to the appeal of your propertyIf you are selling your home, here are a few things you might like to consider doing that could really improve your chances of finding a buyer.
Improve kerbside appeal
Many buyers are instantly turned on or off by a property - making small changes to the exterior, such as painting the front door, can completely transform the face of your property. These changes create a good first impression that your home is well looked after and makes it more inviting for people to want to step through and see what is on the other side. If painting a door, remember to choose a colour in keeping with the style of your property – a heritage colour might not suit a modern property, and pastel shades look better on character cottages than town houses.
Clear out your clutter
Viewers will find your home much more appealing if they can imagine the rooms with their possessions in them. It is much easier to do this when the space is clearer, with a few key items in the room to make it look more welcoming. Perhaps putting some of your items into storage for a while could be an option; that way you don’t have to get rid of things forever, but you can still make your home more attractive to potential buyers. Make sure you take shoes and coats out of the hallway, put your bathroom products out of sight and leave kitchen surfaces clear.
Make the most of your outside space
For many people, the garden is just as important a part of the property as the house itself. If you have a garden, try and make it so that the viewer wants to imagine relaxing in it, perhaps entertaining guests. Try to define areas of your garden for different activities; for example, put a patio set near where you could have a nice barbeque, or if you have an area of open space, make it look like a good place for children to play. Maybe rearrange your plant pots or add a splash of colour here and there.
Here are two extra quick-fire tips:
Don’t forget that viewers may well look in your cupboards to get an impression of the storage available, so try and keep them as neat and tidy as possible!
Think back to what first attracted you to buying the property, how it suited your needs. The chances are that people attracted to view your home now will have similar needs as you did when you bought it, so try and style your property with that in mind. Remember, nobody knows your home better than you, so think about its benefits and play up to these when preparing your property for a viewing. If you have ‘hoards’ of storage space or a delicious dining area, show it off!
