It’s so frustrating to put so much effort into making your house look nice and then making no progress selling it, but don’t be too disheartened, as getting more offers is simply a case of using proven techniques to make your property more appealing.
Here are four more great ways to get buyers smiling quickly:
A cared-for garden
Many buyers believe that those who have a nurtured garden will also have a well-cared for house. While this may or may not be the case, it’s important to consider when preparing your house for viewings. You don’t have to spend a fortune landscaping, but sweeping away leaves, giving the patio a pressure wash, planting a few colourful flowers and generally making the garden a joy to relax in will help your property work wonders with buyers. If they can see themselves relaxing in the garden then you’re already one step ahead.
A nice entryway
Once in the front door, the entryway is the first thing a potential buyer will see and it’s important it makes the right impression. A light coloured scheme, plenty of room to put shoes and accessories, and a nice-looking dresser can really set off the space nicely, welcoming people inside and encouraging them to feel at home. If you don’t have that much room, try a new coat of paint, a good hoover and a welcoming rug.
Clean kitchen and bathroom
Although buyers obviously want the entire house to be clean and well-cared for, they instinctively look for cleanliness in the bathroom and kitchen, as they put an emphasis on bathing and preparing food. It’s very easy to turn off prospective buyers with a dirty sink or a mouldy bath. Get these rooms looking their best – clean the grout and the toilet in bathrooms and degrease the cooker in the kitchen – to ensure you make the right first impression. Cleaning the windows can also increase the room’s brightness, making it more attractive to buyers.
Adequate ventilation
A house that smells bad is an instant turn off. If you own a dog, it may be worth keeping him or her away from your property during viewing periods to avoid putting buyers off. If you normally smoke indoors, make sure you start going outside a few months before you start the selling process. Once people start coming round, keep windows open regularly, and open main doors several times a day to get a through draft. Spraying a light odour-eliminator (not fragranced as this will cover smells and make buyers think you’re hiding something) every once in a while can help too.
